• Lochinvar Urban release strategy: Write about how this site does not fit in within the councils Lochinvar Urban release area.
• Density: Write about the density of this site. This estate will have 206 sites on 98,041m2 . The concept house design proposed in the documentation has 3 bedrooms. This development is being set up for families that means each residence will have between 2 and 4 people (this means 412 to 824 people).
• Traffic: Write about the congestion already seen in Lochinvar during peak periods. Write about how the addition of 206 to 412 vehicles will add to this. Look at the traffic management plan and find any flaws in this that you can. (eg. "The proposed development is expected to generate 171 vehicle trips in the AM peak period (38 in, 133 out) and 156 vehicle trips in the PM peak period (121 in, 35 out)."
• Noise: Write about the noise that will be generated by an extra 206 dwellings. Include the noises that would apply to you (construction noise, installation of residences, vehicles, pets, air conditioners, waste collection, social gatherings and late-night activities)
• Crime: Write about concerns with adding so many people into a small space in a place which does not have enough things for younger people to do.
• Infrastructure: Write about how there isn’t the infrastructure to support this new community. (Roads, footpaths, parks and playgrounds).
• Services: Write about how there are not enough services to support this new community (public transport, doctors, schools, shops, pubs, postal services etc). And write about how access to emergency services (police & ambulance) is already poor.
• Township aesthetics: Write about how Lochinvar is a small community, and how a development of this type will look out of character for our town.
